However, before signing an agreement or making a major financial commitment, prospective buyers are advised to visit the property and see it for themselves.

According to Optiven CEO George Wachiuri, a site visit is an important part of the land-buying process because it allows investors to move beyond brochures, photographs and online descriptions and assess the property firsthand.

“A site visit gives an investor the opportunity to see the actual property, understand its location, assess the neighbourhood and make an informed investment decision. It is important to see and experience what you are investing in before committing your money,” Wachiuri says.

He outlines seven key reasons why investors should request a site visit before buying land.

1. See the Actual Property

A site visit allows a buyer to physically see the land, its surroundings, terrain and general condition.

Instead of relying solely on photographs, videos or descriptions, investors can personally assess the property and determine whether it matches what was presented to them.

2. Understand the Location

Location is one of the most important factors when buying land.

During a site visit, buyers can assess accessibility and the property’s proximity to roads, towns, schools, shopping centres, hospitals, utilities and other essential amenities.

3. Assess the Neighbourhood

A visit also provides an opportunity to see what is happening around the property.

Investors can observe existing developments, neighbouring properties and infrastructure while getting a better understanding of the area’s growth potential.

4. Visualise Your Investment

Being physically present at the property makes it easier for an investor to picture what they intend to do with the land.

Whether the plan is to build a home, establish a commercial development, farm or hold the property for future appreciation, seeing the land firsthand can help shape investment decisions.

5. Ask Questions Directly

A site visit gives buyers an opportunity to engage directly with the project team.

Investors can ask questions about documentation, infrastructure, payment plans, development plans, access roads, amenities, beacons and other issues that may influence their decision.

6. Build Confidence Before Committing

Buying land requires careful due diligence.

A site visit allows an investor to independently observe the property and compare what they have been told with what they see on the ground.

This can help build confidence before making a financial commitment.

7. Experience Infrastructure and Development

Depending on the project, investors can physically see roads, beacons, landscaping, amenities and other developments.

This gives buyers a clearer picture of the progress and environment of the project rather than relying only on descriptions.

Site Visits Are Part of Due Diligence

For prospective land buyers, a site visit should not be treated as an optional activity. It is an opportunity to gather firsthand information before making a potentially long-term investment.
